Director - Real Estate Strategy & Workplace

This position is responsible for leading and managing Real Estate Strategy for Beacon Health Options. This position is responsible for developing both short and long-term real estate strategies that align with Beacon’s core business.

Responsibilities :

  • Overall accountability for Real Estate Strategy and optimization of the portfolio footprint
  • Develop and implement innovative real estate strategies nationally and by region, applying the latest technology and contemporary thinking (i.e. collaboration spaces; sustainability; alternative energy sources,) to Beacon’s transform the corporate real estate portfolio and employee experience.
  • Provide recommendations that will contribute to a more effective real estate portfolio and facility operating model, optimizing investments in our national real estate footprint.
  • Compile market data, forecast, budget, and other analysis to support real estate priorities and objective decision making.
  • Manage real estate capital spend and operating budget, setting and delivering on annual budgets.
  • Utilize financial skills and acumen to make quantitative business decisions, engage in negotiations, evaluate issues and propose solutions. (i.e., lease renewal vs. relocation vs. consolidation, workstation selection, collaborative and agile spaces vs. traditional office space etc.).
  • Oversee and coordinate ongoing compliance with standards established by regulatory bodies throughout portfolio.
  • Lead cross-functional teams including stakeholders across business units, senior management, legal counsel and third-party partners
  • Develop and present business cases;
  • Provide direction and guidance regarding space policies/standards, procedures and protocols to drive compliance to established standards.
  • Manage change and communicate with all impacted parties throughout the process.

Knowledge Skills & Abilities

  • Proven track record of developing, executing and managing real estate strategies that meet corporate objectives.
  • Proven track record of implementing strategies that drive great employee experiences.
  • Demonstrable understanding of organizational best practices and how space impacts employee engagement.
  • Superior oral communication and listening skills in order to effectively understand and interface with client(s), colleagues, vendors, landlords, brokers and executive management.
  • Ability to successfully present complex financial and organizational analyses to Senior and Executive Leadership Team.
  • Ability to act as an organization-wide change agent, communicating effectively at all levels of the organization.
  • Deep understanding of real estate related processes: strategic sourcing, human capital management, facilities management, location management, lease transaction management, design, construction and project management.
  • Strong project management skills with experience in organizing, planning and executing large-scale projects from design phase through to implementation.
  • Strong business acumen, organizational skills, analytical skills as well as verbal and written communication skills required.
  • Experience managing mission critical infrastructure is required.
  • Ability to thrive in a fast-paced environment with multiple projects and deadlines 
  • Strong technical aptitude.
  • Excellent business judgment, problem solving and decision making abilities; Proven ability to think outside of box and innovate.
  • Cross-functional knowledge and ability to quickly gain respect and credibility with senior leadership representing multiple functional disciplines.
  • Ability to manage conflict and crisis situations constructively and effectively.
  • Will develop and deliver on operating expense budgets and the capital multi-year plan budgets.
  • Proficient with Microsoft products (Word, Excel, PowerPoint, etc.)

Requirements:

  • Current and knowledgeable with today’s technologies and workplace environments that will attract and retain innovative employees and leaders BA/BS in related field required (i.e. business, engineering, Real Estate, architecture, etc.)
  • Requires 7+ years of real estate management experience with increasing responsibility.
  • Demonstrated proficiency in project management; property,; real estate finance/accounting, and leasing
